If you’re considering real estate investment in Portugal, here’s a truth that few investors understand: design is not cost. Design is investment.
A well-decorated property is worth more than a similar poorly decorated one. And this appreciation is rapid: the investment is often recovered.
This article explores how design increases real estate value.
Introduction: Design is a financial investment
The Reality
Many investors see design as an aesthetic expense. Mistake. Design is one of the most important factors in real estate appreciation.
Portuguese Real Estate Market in 2026
Trends:
- Lisbon: Prices continue to rise, strong demand, competitive market
- Porto: Alternative to Lisbon, more affordable prices, growth
- Cascais: Beach, nature, premium prices
- Algarve: More affordable, strong tourism
Not Every Reform Ages at the Same Pace
A common mistake among investors is to treat “renovation” as a single category. In practice, each layer of a work ages at a different rate — and this completely changes how and when to communicate the value of a renovation at the time of sale.
What is not seen
Plumbing, electrical installation and waterproofing last between 20 and 30 years. This is not what values an ad – no one photographs the piping – but this is what avoids a discount in the negotiation: an attentive buyer recognizes when this part of the work is outdated.
What you see
Flooring, countertops and hardware usually last between 7 and 8 years before they start to look dated, even without any damage. It’s the visible part of the renovation – and also the one that loses air again the fastest.
Painting
Painting has a shorter useful life, between 3 and 5 years, but it is usually the one that brings the fastest return per euro invested: it is the most efficient way to renew the perception of a property without a large work.
There’s also a detail that few investors consider: Highly personalized finishes tend to age worse than neutral choices. The more a renovation reflects a trend or a very specific taste, the faster it looks dated—and that’s usually the part that cost the most.
When to Communicate Retirement in Sale
As a general rule: a renovation done up to 3 years ago still counts as a sales argument. Between 4 and 8 years, it is usually more effective to advertise the property as “ready to move in, without the need for work” than to highlight the renovation itself. Above 8 years, this value has already been naturally absorbed by the market.
Materials That Value the Property

High Impact (Priority 1)
- Flooring: Quality ceramic or stone (non-laminated)
- Windows: Double or triple glazing, good insulation
- Heating: Modern and efficient system
- Kitchen: Modern, functional, well equipped, good appliances
Medium Impact (Priority 2)
- Bathroom: Modern, well finished
- Paint: Neutral colors, professional finish
- Lighting: Well thought out, modern
- Doors: Good condition, consistent finish
Low Impact (Priority 3)
- Furniture: Those with a lot of personality, usually the buyer does not value
- Home automation: Not everyone sees value in automation
- Minor Details: Door handles, switches
Premium vs. Finishes Basics

Premium
- Noble materials (real wood, natural stone)
- Perfect finishes (no imperfections)
- Sophisticated details, elegant property that is coherent between environments
Basic
- Functional materials (ceramic, laminate)
- Proper finishes
- No special details
Trends that increase value
- Natural Light: Properties with good natural light are worth more.
- Open Spaces: Open kitchen for living room is more valued than closed kitchen.
- Outdoor Areas: Terrace or garden increases the value.
- Energy Efficiency: Property with low energy consumption is more valued.
- Technology: Smart homes are more valued (not yet mainstream, but growing).
Conclusion: Design as a financial asset
Design is not a luxury for real estate investors. It is strategy. Well-designed property is worth significantly more, attracts buyers faster.
If you are investing in real estate in Portugal of good standard, design should be a priority, not something superfluous.
